FREY Group accelerates in Europe: Five Italian premium outlet villages join ROS Retail Outlet Shopping’s portfolio

ROS Retail Outlet Shopping, part of the FREY Group, is expanding its European footprint with the management takeover of five leading Italian premium outlet villages.

The FREY Group has acquired Franciacorta Village (Lombardy), Valdichiana Village (Tuscany) and Palmanova Village (Friuli Venezia Giulia) from funds managed by Blackstone for €410 million – a landmark step in the Group’s European growth strategy. At the same time, ROS assumes operational responsibility not only for these three destinations, but also for Mantova Village (Lombardy) and Puglia Village (Apulia), two further premium outlets owned by Blackstone.

With this transaction, ROS takes over the Land of Fashion management company and its experienced local teams, ensuring continuity and strengthening operational capacity in one of Europe’s most dynamic outlet markets.

Elevating Italy’s Premium Outlet Market

With five premium outlet villages now under its management, ROS strengthens its role in Italy – Europe’s largest outlet market – and expands partnerships with leading international brands across fashion, lifestyle and F&B.

  • Franciacorta Village (Lombardy) – Over 180 boutiques just 60 minutes from Milan, featuring anchors such as Nike, Adidas, Tommy Hilfiger, Calvin Klein, Brooks Brothers and Lindt, and ranked among Italy’s top five outlets.

  • Valdichiana Village (Tuscany) – More than 130 boutiques in the heart of Tuscany’s tourism region, home to Adidas, Nike, Under Armour, Tommy Hilfiger and Calvin Klein– a key international shopping destination for global travellers.

  • Palmanova Village (Friuli Venezia Giulia) – 90 boutiques strategically located between Venice, Austria and Slovenia with a 3.7 million catchment area, offering Nike, Adidas, Tommy Hilfiger, Calvin Klein, Desigual, U.S. Polo Assn. and Under Armour.

  • Mantova Village (Lombardy) – A consolidated outlet village with more than 100 boutiques serving Northern Italy with anchors including Adidas, Nike, Liu Jo, Guess, Napapijri, Luisa Spagnoli and Corneliani complemented by regional lifestyle and F&B brands.

  • Puglia Village (Apulia) – A southern Italian hub with over 90 boutiques and a strong regional catchment, featuring Nike, Adidas, Tommy Hilfiger, Calvin Klein, Guess, Crocs, Levi’s and Douglas, complemented by Mediterranean dining concepts and Italian lifestyle brands.

Together, these five destinations welcomed almost 18 million visitors over the past year, reinforcing ROS’s position as a trusted partner for institutional investors and global brands. With this acquisition, ROS – part of the FREY Group – now manages more than 400,000 sqm of GLA and improves its current position as the 4th largest outlet operator in Europe, further strengthening its leadership in the premium outlet market.
